Caldera can assist clients in all parts of the workout or recapitalization process.

VIABILITY REPORTS
Caldera’s “viability report” is used by lenders to quickly and efficiently understand all aspects & options to their existing underperforming loan. Caldera provides detailed supporting information on options including restructuring, note sale, foreclosure, property sale and/or land sale.

PORTFOLIO ENGAGEMENTS
Caldera has the experience and resources to efficiently take over larger portfolios. We can dedicate an asset manager to coordinate all activities with property management allowing clients to more efficiently utilize their time, energy and efforts versus having to spend time coordinating different management firms and vendors.

CRISIS (INTERIM) MANAGEMENT
We can quickly deploy personnel to evaluate and manage complicated apartment issues. These issues include platform management, partnership issues, lender renegotiations etc.

LOAN RESTRUCTURING
Caldera has experience in managing loan renegotiations between borrowers and lenders.

MONTHLY CONSULTING
For clients with larger on-going portfolios, Caldera can act as the client’s centralized resource relating to apartment issues. We can utilize our extensive network to provide the client with local up to date knowledge on market operations(property and competitors), marketing, development, information on buyers, real cap rates, various market trends and other relevant issues that impact assets values.

VALUATION
Caldera combines current monthly property/market information from its internal resources with recent transaction /market knowledge from its transactions network to provide clients with up-to-date financial valuations of specific assets or portfolios.

PROPERTY-SPECIFIC ENGAGEMENTS
Caldera can quickly design strategic plans and arrange for management resources to be on site within days. We continue to analyze and further understand the asset during takeover and deliver a working plan to maximize recovery/stabilization.

RECEIVER OR TRUSTEE
Caldera can act on behalf of the court to provide any or all independent services related to stabilization and efficient liquidation of assets. If a receiver/trustee is already in place, Caldera can support the development and implementation of recovery strategies.

LITIGATION OR BANKRUPTCY SUPPORT
Caldera can provide detailed knowledge & services needed for successful negotiations of troubled assets
